Annual Home Maintenance Program

The Home Maintenance Membership

Three professional seasonal inspections per year.
Catch problems early — before they become expensive repairs.

$199 / year

Spring · Summer · Fall Inspections  |  Sacramento Area  |  No Long-Term Contract

Why Every Home Needs This

Homes deteriorate gradually — not all at once. The most expensive repairs almost always start as small problems that went unnoticed for too long.

🔍

Small Problems Grow

A minor roof crack becomes a ceiling replacement. A slow drain becomes a sewer line. Preventive inspection finds these before they escalate.

💰

Early Detection Saves Money

Addressing problems early costs a fraction of what emergency repairs cost later.

📋

You Get Documentation

Every visit produces a written report with photos — building a complete maintenance history of your home.

Think of It as an Annual Health Check-Up — for Your Home

🩺

Your Annual Physical

Your doctor doesn’t wait for you to feel sick. They schedule regular check-ups to catch potential issues early. The goal isn’t to treat problems. The goal is to prevent them.

VS
🏠

Your Home’s Annual Check-Up

Most homeowners don’t call a contractor until something breaks. By then, a $200 repair has become a $2,000 emergency. Our Membership puts your home on a preventive maintenance schedule.

“You wouldn’t skip your annual physical. Don’t skip your home’s.”

Three Seasonal Check-Ups Per Year

Each season brings different stress to your home. We time each visit to catch seasonal issues at their earliest stage.

🌿

Spring Check-Up

Winter recovery assessment

After the rainy season, we assess what winter left behind — damaged gutters, roof wear, foundation drainage, and moisture damage that developed unseen during wet months.

Focus: Water damage · Drainage · Winter wear · Wood & dry rot

☀️

Summer Check-Up

Heat and dryness assessment

Sacramento summers are extreme. We check for heat damage, caulking failures, HVAC efficiency, irrigation, and surfaces stressed by UV exposure and triple-digit heat.

Focus: HVAC · Irrigation · Caulking · UV & heat damage

🍂

Fall Check-Up

Pre-winter preparedness

Before the rains return, we prepare your home for winter. Gutters cleared, drainage confirmed, smoke and CO detectors tested, weatherstripping checked — ready for wet season.

Focus: Gutters · Safety systems · Weatherproofing · Pre-rain readiness

What’s Included — and What Isn’t

We believe in complete transparency. Here is exactly what your Membership covers.

What’s Included

  • 3 professional seasonal home inspections per year
  • Full exterior inspection (15+ checkpoints)
  • Full interior inspection (11+ checkpoints)
  • Thermal camera scan of accessible surfaces
  • Photo documentation of all findings
  • Written Home Health Report after each visit
  • Priority ratings for all issues found

  • Prepaid credits toward future work
  • Discount programs or coupons

The Membership is a professional inspection and documentation service. All repair work is quoted and performed separately — which keeps inspections honest. We have no financial incentive to find more problems than exist.

Why This Is Different

How Most Homeowners Handle It

  • Something breaks — often at the worst time
  • Emergency call to a contractor
  • Higher cost for rushed, reactive work
  • No documentation of what was done
  • No visibility into what else might fail next
  • The same cycle repeats — indefinitely

How Membership Homeowners Handle It

  • Scheduled inspection finds early warning signs
  • Written documentation — no surprises
  • Planned repairs on your timeline and budget
  • Home history archive builds year over year
  • Smaller, predictable maintenance costs
  • Peace of mind between visits

Most homeowners spend more maintaining their car than their home — yet their home is worth 10–20× more. The Membership exists to change that.

Is Membership Right for You?

The Membership is built for homeowners who believe prevention is better than emergency repairs. See if it describes you.

✓You own a home and want to protect one of your biggest financial investments.
✓Your home is more than a few years old and requires regular maintenance attention.
✓You want to catch small problems before they become expensive, disruptive repairs.
✓You don’t have the time — or the expertise — to inspect every part of your home yourself.
✓You prefer a preventive maintenance schedule over reactive emergency calls.
✓You want professional recommendations from someone with no financial incentive to oversell repairs.
✓You appreciate having a written, documented history of your home’s condition that builds year over year.

If you answered “yes” to several of these — the Mr. Sid Service Membership was designed with homeowners like you in mind.

Frequently Asked Questions

Is this a repair plan or a warranty?

Neither. The Membership is a professional inspection and documentation service. We inspect, document, and advise — that’s it. Repairs are a separate, optional service quoted and performed independently. We inspect honestly because we have no financial incentive to recommend unnecessary work.

Do you perform repairs during the inspection?

No. Inspections and repairs are completely separate. This keeps each role focused — the inspection is about finding and documenting issues objectively. If repairs are needed, we provide a written estimate and schedule them separately.

How long does each inspection take?

Most inspections take between 1.5 and 2.5 hours depending on home size and how many items require attention. We never rush. Your Home Health Report is delivered within 48 hours of the visit.

Can I cancel my Membership?

Yes. There is no long-term contract. If you cancel after using one or more inspections, the Membership fee is non-refundable for inspections already completed. Unused inspections are not refunded but may be rescheduled before your Membership year ends.

Do I have to schedule all three visits?

We strongly recommend all three — each season presents different risks. However, you are not required to use every visit. Unused inspections do not roll over to the following year.

Can I transfer my Membership if I move?

Yes — within our service area (Sacramento, Roseville, Folsom, Fair Oaks, Rocklin, Granite Bay, El Dorado Hills, and surrounding communities). If you move outside our service area, please contact us and we will work with you on a fair solution.

Who is this Membership designed for?

Any homeowner who values preventive care over reactive repairs. It is especially valuable for homeowners who recently purchased a home, homeowners with older homes (15+ years), and anyone who wants documentation of their home’s condition over time.

What happens if you find something serious?

We document it, photograph it, explain it clearly in your report, and provide a written repair estimate. You decide what to do and when. We never pressure — we inform.
